Park And Space Review Comes First

A replacement cannot be planned from the park name alone. Management must confirm that the exact space is eligible and provide current home standards, setback rules, parking requirements, utility procedures, exterior-structure rules, construction access requirements, deposits, insurance requirements, and work hours. Sunrise Homes uses that information with the existing-home dimensions, photographs, and desired replacement features to identify the practical home envelope.

Removal Or Demolition Of The Existing Home

Sunrise Homes contracts qualified providers for the approved removal method. The scope needs to address the home, registration or title information when applicable, utility disconnection, skirting, porches, stairs, ramps, awnings, carports, sheds, landscaping conflicts, personal property, debris, work access, and park protection. The removal stage must also preserve a workable sequence for the new home rather than treating demolition as an isolated job.

Factory Order And Site Preparation

As the dealer, Sunrise Homes orders the approved manufactured home from the factory. The order, plot plan, delivery plan, park approval, and installation documents should all describe the same home size and orientation. After removal exposes the site, qualified contractors can address approved grading, drainage, utility, support-system, or clearance work under the written scope. Existing components are not assumed reusable simply because they served the old home.

Licensed Delivery And C-47 Installation

Licensed manufactured-home movers and deliverers review the complete route, including public roads, the park entrance, internal turns, trees, overhead lines, parked vehicles, staging, and the final placement area. C-47 licensed contractors perform the regulated manufactured-home installation. Other licensed trades and utility providers complete their assigned work. Sunrise Homes coordinates the project without misrepresenting itself as every trade or approval authority.

Permits, Inspections, And Completion

HCD or the applicable enforcement agency controls permits, inspections, corrections, and final approval. Park approval and government approval are separate requirements. Porches, stairs, ramps, skirting, carports, utility work, and other completion items must be identified in the written scope so the owner understands what is included and what may require a separate contract or approval.
