Find Out If You Can Replace Your Mobile Home

When Replacement May Make Sense

Repeated repairs, water damage, outdated systems, limited accessibility, an unsuitable layout, or a home that no longer supports daily life can lead an owner to consider replacement. Replacement can provide a factory-built home selected for the household's current needs, but it is not simply a retail home purchase. The decision still begins with park eligibility, lot conditions, access, the existing home, and a realistic written project scope.

Start With What The Park And Space Can Accept

Ask management for the current replacement package before committing to a floor plan. Home length and width, roof style, siding, colors, entry orientation, setbacks, parking, age requirements, utility locations, work hours, deposits, insurance, contractor access, and accessory structures may all be regulated. A model that fits one space in the park may not fit another because the lot, neighbors, utilities, and delivery route differ.

Match The Home To The Space

Home dimensions, entry orientation, parking, setbacks, utilities, support system, porches, ramps, skirting, carports, drainage, trees, and delivery access should be considered before the factory order is finalized. The plot plan, park submission, factory order, transport plan, and installation documents should all use the same dimensions and orientation.

Match The Home To Daily Life

After the physical envelope is understood, the owner can compare bedrooms, bathrooms, kitchen flow, laundry location, storage, door positions, mobility needs, guest needs, and future accessibility. Window and door placement can affect porch, ramp, parking, and utility planning. Factory options also affect cost and timing, so selections should be documented rather than treated as verbal assumptions.

Understand The Existing-Home Scope

The old mobile home still has to leave the space. Sunrise Homes contracts qualified providers for removal or demolition under the approved scope. Utilities, title or registration information, porches, awnings, carports, skirting, sheds, landscaping, personal property, debris, access, and park work rules must be addressed. Removal can expose grading, drainage, utility, or support conditions that require additional approved site work.

Dealer-Managed From Factory Order Through Inspection

Sunrise Homes orders the replacement home from the factory and manages the connected project. Qualified contractors handle removal and approved site preparation, licensed movers and deliverers transport the home, C-47 licensed contractors install it, and HCD or the applicable authority conducts required inspections. Other licensed trades, utilities, and accessory contractors perform their assigned scopes.

Delivery Is A Park-Level Question

A nearby freeway or wide arterial does not prove that a manufactured-home section can reach the lot. Licensed movers need the actual ordered dimensions and must review the entrance, gates, internal turns, trees, signs, overhead lines, parked vehicles, lane width, staging, and final placement area. Park management may need to coordinate parking or temporary access during removal and delivery.

Installation And Completion Work

The approved support or foundation system, home installation, utility connections, stairs, landings, ramps, porches, skirting, awnings, carports, grading, and drainage must be assigned to the proper provider. An existing feature should not be assumed reusable until it is evaluated against the new home's location and current requirements. The written scope should identify inclusions, exclusions, allowances, and work handled under separate agreements.

Permits And Final Approval

Park approval does not replace government permits, and government permits do not override park requirements. HCD or the applicable enforcement agency reviews the permitted work, conducts required inspections, and identifies corrections. Sunrise Homes coordinates the process toward final approval or a certificate of occupancy, but only the responsible agency can issue that decision.

Prepare For The First Conversation

  • Park name and space number
  • Current home identification and approximate size
  • Photos of all sides, access, utilities, and exterior structures
  • Current park documents
  • Desired bedrooms, bathrooms, storage, entries, and accessibility features
  • Known concerns about drainage, trees, parking, porches, carports, or delivery access

Next Steps

Start with the city and park directory to find the correct local page. Then review the replacement-home selection guide and the park approval guide. Sunrise Homes can use that information to identify the next documents, site questions, and professional reviews needed for the specific space.

Common Questions

Does Sunrise Homes handle the complete replacement?

Yes. Sunrise Homes manages the project as the dealer, contracts qualified removal and site contractors, orders the new manufactured home, contracts licensed movers and deliverers, contracts C-47 licensed installers, and coordinates the inspection stage.

Does Sunrise Homes personally perform every trade?

No. Sunrise Homes manages the complete project and contracts the appropriate licensed or qualified providers. Each contractor, mover, utility, park, and agency remains responsible for its regulated work or decision.

Can Sunrise Homes guarantee park approval or a certificate of occupancy?

No. Park management and the applicable enforcement agency make their own decisions. Sunrise Homes coordinates the project toward those approvals without guaranteeing the outcome.
